The Principal Rent Manager at the La-Nkwantanang Municipal Rent Office has urged the public to rent only completed apartments to avoid disputes between landlords and tenants.
In an interview with IFT Radio , Mrs Bernice Dovu who is the Principal Manager at the La-Nkwatanang Rent Control department at Madina , explained that many conflicts arise when tenants pay for houses that are still under construction. In most cases, landlords fail to complete the buildings within the promised time, leaving tenants stranded and frustrated.
She advised prospective tenants to inspect properties thoroughly before making any payment. According to her, renting a completed apartment allows tenants to verify the condition of the property, available facilities, and whether it is ready for occupation. This also reduces misunderstandings over unfinished work or unmet promises.
The Rent Manager further, encouraged both landlords and tenants to put all rental agreements in writing and ensure that the terms are clearly understood by both parties before any money changes hands.
She noted that written agreements help protect the rights of both parties and make it easier to resolve disputes if they occur.
She also reminded landlords, to comply with Ghana’s rent laws and encouraged tenants to report unfair rental practices to the Rent Control Department for assistance.
The Principal Rent Manager, stressed that choosing completed apartments is one of the most effective ways to prevent unnecessary rental disputes. She urged the public to be cautious, inspect properties carefully, and seek guidance from the Rent Control Department whenever they face challenges. She believes that informed decisions and adherence to the law will promote peaceful relationships between landlords and tenants while ensuring a fair and transparent rental system.

This is timely advice, especially with the increasing demand for housing. Renting only completed apartments can help prevent unnecessary disputes and financial losses. At the same time, tenants should always insist on written agreements, inspect properties carefully, and understand their rights under Ghana’s rent laws before making any payment. ReplyDeleteThe advise from Mrs Dovu (Rent control manager) is a good one to prevents conflicts between landlords and tenants. The article is a heads up to tenants.
ReplyDeleteI believe that renting a a completed house is a hundred times better than helping the landlord's/landlady's build their houses.This also ensures that the tenant also get to see the house in it full glory before purchasing the house and also allow the landlord's/landlady's properly charge what right. I also believe that this initiative will help landlord's/landlady's to properly inspect their property when the tenant time is due. This initiative is a win win for both property owners and tenants .
